Dear Wendy,

My home is for sale and I have been getting it ready to go on the market. I have also been looking at other homes for sale and I was shocked to see the state that people's homes are in when they are on the market. If you are considering selling your home in the future these tips will help you. If you are staying put in your home these tips can still help you look at your home with a fresh set of eyes to make some changes for the better.

Clear The Clutter

Clutter is the enemy!

Nothing makes a house look worse than things piled and strewn everywhere. It makes a house look dirty and not taken care of.

Get in the habit of putting away what you get out. Go through the house with 3 bins (trash, donate, sell) and gather what you don't need or use and get rid of it. Less is more!

A dirty home will turn buyers away!

Make sure that everything is clean and shiny!

If your home is clean, buyers will know that it has been taken care of. If everything is dirty, buyers will think that there are issues that have not been taken care of.

FYI.....Buyers look in the shower/tub, inside cabinets, inside closets, etc. Make sure that every area is ready to be seen by buyers.

Spruce Up

A fresh coat of paint will do wonders to sell your home. Remember that you are trying to appeal to the masses. Neutral colors are always appealing.

Fix any broken items in your home.

Things that are damaged or broken will be noticed by buyers. It is less expensive for you to fix broken items than it is to drop your asking price.

You only get one chance to make a first impression!

Rearrange and Edit Furniture LR

Edit the amount of furniture, rugs and accessories in each room. A lot of furniture and decorative items in a space make the room look smaller.
Remember: You will be moving anyway so start packing up extra items early and store them neatly in the attic or garage.

The key to selling your home is to make each room look large and spacious.

These are just a few ideas to help you get your home ready to go on the market.
